Document Upload Terms

T12 Advisory (t12advisory.com)

These terms apply to documents submitted through the upload feature on t12advisory.com and to documents you otherwise provide to us in connection with an assessment (for example, by email) — typically ISP bills, service agreements, bulk-service terms, marketing/access/revenue agreements, and similar property-level records. They supplement our Privacy Policy and Terms of Use. T12 Advisory is operated by Cal ISP, LLC.

1. Your authorization to share

By uploading a document, you represent that you are authorized to share it with Cal ISP, LLC for the purpose of the Connectivity NOI Assessment — for example, because you are the owner, an authorized employee or agent of the owner or manager, or otherwise have the right to disclose it.

A caution about confidentiality clauses. Provider agreements sometimes contain confidentiality provisions restricting disclosure to third parties. We cannot determine, and do not determine, whether any agreement you upload carries such a restriction or whether your disclosure is permitted — that is a question for you and, if needed, the property's counsel. By uploading, you confirm you have considered this and that your submission does not breach any obligation you are subject to.

2. Redaction guidance

Please redact before uploading:

  • Resident-level personal information — resident names, unit-level account details, resident contact information, or payment details appearing on bills or rosters. The assessment does not need it.
  • Any other personal information not necessary to understand the property's costs, terms, or arrangements.

Property-level information — rates, fees, term lengths, renewal dates, service levels, compensation provisions — is what the assessment uses. If a document arrives with resident-level personal information we do not need, we may redact or delete it on our side, but the representation in Section 1 remains yours.

3. Purpose limitation

Documents you upload are used solely to perform, and communicate with you about, the Connectivity NOI Assessment. They are never:

  • sold or provided to third parties (except as required by law);
  • added to benchmarking databases or aggregated data products; or
  • used to train models.

Access is limited to Cal ISP, LLC personnel performing or supporting the assessment, as described in the Privacy Policy.

4. Retention and deletion

  • Uploaded documents are deleted on request at any time — email privacy@t12advisory.com.
  • Absent a request, uploaded documents are deleted no later than [N] days after the engagement or prospect file is closed.
  • Documents are stored encrypted in transit and in access-controlled storage on infrastructure operated by Cal ISP, LLC.

5. Notice at collection (California)

At the point of upload we collect: the documents you submit (which may incidentally contain personal information) and the contact information associated with your request. Purposes: performing and communicating about the assessment (Section 3). Retention: Section 4. We do not sell or share personal information. Full details: Privacy Policy.

6. Consent checkbox

The upload widget presents the following checkbox, unchecked by default, which must be affirmatively checked before files are accepted. The exact sentence:

I authorize Cal ISP, LLC to receive and review the attached documents for the sole purpose of performing this assessment, per the Privacy Policy and Document Upload Terms. I represent that I am authorized to share these documents — including under any confidentiality provisions they may contain — and I understand I should redact resident-level personal information before uploading.

These terms are general information, not legal advice; questions about your authority to share a specific agreement belong with the property's counsel.
