These terms govern your use of t12advisory.com (the “Site”). T12 Advisory is operated by Cal ISP, LLC (“we,” “us”). By using the Site, you accept these terms.
1. Informational purposes; not legal advice
Content on this Site — including explanations of connectivity agreements, regulatory background, and illustrative financial examples — is provided for general informational purposes only.
- Nothing on this Site is legal advice. Cal ISP, LLC is not a law firm and does not provide legal services, legal opinions, or conclusions about the enforceability of any contract.
- Statements describing FCC rules or state law are general information current as of the date indicated (regulatory statements on this Site are date-stamped and were last reviewed July 2026). Rules change; confirm current requirements with the property's counsel.
- Any question about the legal effect, enforceability, or regulatory treatment of an agreement should be directed to the property's own attorneys. Where our work identifies items with potential legal significance, we flag them for review by the owner's counsel — we do not resolve them.
2. No guarantee of outcomes
Figures on this Site — savings ranges, revenue examples, NOI or asset-value arithmetic — are illustrative only. They describe the kinds of opportunities an assessment typically identifies at comparable properties; they are not predictions, commitments, or guarantees of any dollar amount, percentage, or result for any property. Actual outcomes depend on each property's existing agreements, infrastructure, market, and decisions made by the owner and its advisors. We do not guarantee savings, revenue, NOI improvement, or any other outcome.
3. Scope of the assessment
The Connectivity NOI Assessment is a business, financial, and operational analysis. It typically reviews ISP bills, contract and renewal terms, bulk-service arrangements, marketing/access/revenue agreements, resident internet options, support burden, and infrastructure constraints, and identifies opportunities for the owner to evaluate.
The assessment does not include legal review. Findings are presented as items to review with the property's counsel and advisors, not as determinations. Pricing and scope of the assessment are as stated on the Site at the time of engagement and are subject to change.
4. Material-connection disclosure
Cal ISP, LLC and its affiliates may offer, arrange, or operate connectivity services, and may receive compensation if a property later engages such services. This is a material connection you should weigh when considering our assessment findings.
The assessment does not obligate the property to use any service offered or arranged by Cal ISP, LLC or its affiliates, and engaging us for an assessment creates no commitment to any provider or arrangement. Where an assessment presents options, the choice among them — including choosing none — rests entirely with the owner.
5. Intellectual property
The Site, its content, and any assessment reports, templates, and methodologies we prepare are the property of Cal ISP, LLC or its licensors. Assessment reports are delivered for the internal use of the engaging owner or manager and its advisors; they may not be republished or distributed commercially without our written consent. You retain all rights in documents you provide to us; our use of them is limited as described in the Privacy Policy and Document Upload Terms.
6. Acceptable use
You agree not to misuse the Site — including attempting to gain unauthorized access, interfering with its operation, or submitting documents you are not authorized to share (see the Document Upload Terms).
7. Disclaimer of warranties; limitation of liability
