Privacy Policy
T12 Advisory is operated by Cal ISP, LLC. Cal ISP, LLC is the operator of this website and the controller of the information described in this policy. This policy explains what we collect through t12advisory.com, why we collect it, how long we keep it, and how to reach us about it.
This policy is general information about our data practices. It is not legal advice.
1. What we collect
We collect three categories of information, and only these:
a. Contact and business information you submit through our forms.
Name, business email, phone number, company, role, and property information (such as
property name, unit count, and current provider arrangements) that you choose to provide
when requesting a Connectivity NOI Assessment or contacting us.
b. Business documents you upload.
If you use the document upload feature, we receive the files you submit — typically
ISP bills, service agreements, bulk-service terms, marketing or access agreements, and
similar property-level business records. These documents may incidentally contain personal
information (for example, names of signatories, account contacts, or — if not
redacted — resident-level details). We ask uploaders to redact resident-level
personal information before submitting; see our
Document Upload Terms for details.
c. Attribution and analytics data, limited in scope.
We record UTM parameters on inbound links (so we know which campaign or channel a visit
came from) and basic request logs (IP address, timestamp, page requested, browser type) of
the kind generated by ordinary web-server operation.
We do not engage in cross-context behavioral advertising, and we do not sell or share personal information as those terms are defined under California law. We do not place third-party advertising trackers on this site.
2. Why we collect it
We use the information above for two purposes:
- Performing the assessment. Reviewing the documents and information you provide in order to prepare the Connectivity NOI Assessment you requested.
- Communicating with you about it. Responding to your inquiry, scheduling reviews, delivering findings, and following up on the engagement or prospective engagement.
We do not use uploaded documents for any other purpose. In particular, uploaded documents are never resold, never added to benchmarking databases, and never used to train models. See Section 3 of the Document Upload Terms (purpose limitation).
3. How long we keep it

- Uploaded documents are deleted on request at any time.
- Absent a request, uploaded documents and associated assessment files are deleted no later than [N] days after the engagement is closed or the prospect file is closed, whichever applies.
- Contact records may be retained longer for ordinary business-records purposes (e.g., correspondence history), subject to deletion on request as described in Section 6.
4. Who can access it
Access to submitted information and uploaded documents is limited to Cal ISP, LLC personnel performing or supporting the assessment. We do not provide uploaded documents to third parties except as required by law.
5. How we protect it
- Information is encrypted in transit (TLS).
- Uploaded documents are stored in access-controlled storage on infrastructure operated by Cal ISP, LLC.
- Access is limited on a need-to-perform basis as described in Section 4.
No security program eliminates all risk, and we do not represent otherwise. We maintain practices intended to satisfy California's reasonable-security requirements, described below.
6. California notice
Cal ISP, LLC is a California company and maintains its practices with California law in view:
- Reasonable security. California law (Civil Code § 1798.81.5) requires businesses to maintain reasonable security procedures appropriate to the nature of the personal information they hold. Our practices are designed with that standard in mind.
- Breach notification. California's breach-notification statute (Civil Code § 1798.82) applies to personal information we hold, and we would provide notice as that statute requires.
- CCPA-informed practices. Whether or not Cal ISP, LLC meets the CCPA's applicability thresholds at any given time, we follow CCPA-informed practices: we describe our collection at or before the point of collection, we do not sell or share personal information, and we honor access and deletion requests.
To request access to, or deletion of, information we hold about you or your property, contact us at the address in Section 7. We will confirm receipt and respond within a reasonable period. Deletion requests covering uploaded documents are honored as described in Section 3.
